You find a vacant home site or raw ground, we build a custom
speculative home on it, and we share the profit with you. or we can also find the land
Why Spec homes? Fewer headaches. Building a spec home is usually easier than building a custom home. I can make selections ahead of time with no client hassle or hand-holding. In addition, we can build the same spec house several times in a row, and thus lessen the learning curve and cutting our costs. By making fewer mistakes, you tend to increase your profits.
Spec Home partnership program highlights
All land titled in Investors name (Safe and Secure you own the home and the land!)
All Transactions done thru National Title co
All Funds held by Title co and paid out on Pre-arranged draw schedule
Average total turn time 6-9 months from date of COE (close of escrow) Depending on size of house
Investor must have total investment available (liquid) can not and should not be borrowed money.
A simple contract for the splitting of net profit between Builder and Investor also recorded by title co and COE.
A LLC is formed to protect all parties
A 60-40% split with Investor receiving 40% is standard split.
Average ROI 18-20%
Homes would be Listed for sale with a licensed RE agent as soon as we have an agreement (Many homes can be sold before we are even done)
Builder is licensed, Bonded and Insured & gets all necessary permits and building Insurance and builds at his cost!
